Why PropertyPath

Finding the property
is only the beginning.

There are good tools for finding deals and good tools for collecting rent. The part in between is where solicitors, searches, surveys, builders and lenders all need to come together.

Most investors manage that stretch in spreadsheets, group chats and their inbox. It works until a search goes unchased, a bridge approaches its expiry date or refinance starts a month too late.

PropertyPath gives that part of the deal a place of its own.

What happens next

Instruct the solicitor. Confirmation creates a five-day prompt to chase the draft contract pack.

Milestone 1 of 9

Sample figures, not investment advice. SDLT assumes an England residential purchase by a Ltd company. Interest, redemption charges and refinance costs are excluded. Six months is a planning target, not a guarantee of lending eligibility.

What it does

The whole deal.
Not another spreadsheet.

From a first look at the numbers to your solicitor’s latest update, keep the detail connected to the property.

Know where every deal stands

Eight stages from heads of terms to lettings handover. See progress across your acquisitions without chasing the team.

Keep the legals moving

Searches, enquiries, valuations and exchange in one checklist, with due dates, notes and a record of who completed each step.

Remember the follow-up

Key checklist actions create the next chase automatically. See your tasks and follow-ups alongside your diary.

See what is really tied up

Purchase price, SDLT, fees and refurb spend, alongside borrowing, projected refinance proceeds and money left in the deal.

Prepare for your refinance

A day 63 prompt, a six-month planning target and bridge expiry warnings help you start the conversation with your broker early.

Keep every SPV in view

Link properties to your Ltd or LLP. See projected portfolio value, capital deployed and debt for each purchasing entity.

Bring your solicitor into the loop

Assigned conveyancers can update their checklist, upload documents and message your team. Internal margins and JV notes stay private.

A few practical questions

The short answers. Anything else, bring it along and we will walk you through it in a demo.

Take a look inside
Who is PropertyPath for?

UK property investors and acquisition teams managing purchases, refurbishments and refinance, including those buying through Ltd companies and LLPs. You can record buy-to-let, BRRR, flip, conversion and development strategies.

Does it replace my solicitor or broker?

No. PropertyPath keeps the deal organised and gives your team a shared view. Your solicitor still handles the legal work and your broker advises on lending. Refinance dates are planning targets, subject to each lender’s criteria.

What can my solicitor see?

Solicitors see only properties assigned to their firm, with relevant property details, agreed terms, the legal checklist, documents and messages. Your internal commercial figures and investor notes are not shared with them.

Is the deal assessment financial advice?

No. It is AI-generated guidance to help you identify questions, risks and next steps. Verify the figures and assumptions with your professional advisers before making an investment decision.
